No. If you do not have them, they are included for the first year and belong to you 100%. From year 2 their renewal sits inside the €200 a year maintenance.

The guest sends dates through the form and you reply directly, with no platform commission. On Professional I can add online payments or availability sync.
Booking.com can continue to bring guests. Your website presents the property in its own identity and gives returning guests, referrals and people who know you a direct way to contact you. Your existing reviews support that presentation. You do not need to close your listings.
Link to it from Instagram, your Google Business Profile where eligible, and your replies to direct guest enquiries. I handle the sitemap, basic SEO and Search Console. Search visibility takes time and does not guarantee bookings. We start by making use of the interest you already have.
