Your First Website for a Small Accommodation: What Do You Need?

“I only have a few rooms. Do I really need a website?”

You do not need a large hotel website because someone else has one. But you may need a simple way to show what your property is, what each room offers and how guests can contact you.

That is the starting point for a first website. Not a long list of features.

What it can do for a small property

A returning guest who remembers your name, someone following a recommendation or someone who saw the property elsewhere may want to find you directly. A website brings your information together at one address.

You do not have to close your Booking.com or Airbnb listings. Your website can work alongside them. But publishing it does not automatically bring visitors or bookings.

If you do not yet have photos that properly show the rooms, or you cannot make time to answer enquiries, those issues need attention alongside the build.

The guest's five basic questions

A first website should help a guest understand:

  1. Where is the property? The area, location and practical arrival information.
  2. Which room suits me? Beds, guest capacity, floor and meaningful differences.
  3. What will I find? Photos of the actual spaces and clear facilities, without exaggeration.
  4. Who is behind the property? An introduction, contact details and genuine reviews with their source.
  5. How do I ask about dates and prices? An obvious enquiry form or WhatsApp option.

If the rooms are alike, we do not need to invent differences. If they differ, we should explain how. The design follows your property.

A real example with four studios

Diamond Apartments in Kardamena, Kos has four studios. On the website I built, you can explore their differences, photos, local information and contact options. You do not have to imagine how a small property might look online: you can visit the actual website.

The example shows the work, not a guarantee of results. Your website will not be a copy of it.

Do I have to manage another booking system?

Not if we agree on an enquiry-based website. A guest sends dates and details; you check availability and reply with a price and terms. Submitting the form does not confirm a booking.

If you want live availability, online payments or synchronisation with other systems, that is an additional need to discuss before the quote. It is not silently included in the word “bookings”.

What you do and what I do

You: send the photos and basic information, then confirm that the property is described correctly. I do not need finished copy from you.

I: write the copy, design the website and handle technical setup, hosting and technical upkeep. The domain belongs to you; the service does not include source-code handover.

We begin with a 30% deposit. After agreement and receipt of the material, the first version of the basic website is ready within five working days. You review it, we make the agreed revisions, and you approve it before final payment and publication. The remaining 70% is paid after your approval, before final delivery and publication.

What does it cost, and what comes next?

The basic Website Package costs €900 one time + VAT, with first-year domain, hosting and maintenance. Annual maintenance is €200 + VAT from year two. Frequently asked questions

Is a website worthwhile if I only have two or three rooms?+

It can be if you need a clear place to present the property and receive direct enquiries. The number of rooms alone does not decide it. Consider whether you have the material, how guests will find the website and whether you can respond to enquiries.

Do I have to leave Booking.com or Airbnb?+

No. Your website can work alongside those platforms. It does not promise to replace them or automatically generate bookings.

Do I need a booking engine from the start?+

Not necessarily. If you check availability and reply personally, an enquiry form and WhatsApp may cover the initial need. Instant booking, online payments and synchronisation are separate features agreed individually.

What do I need to send to get started?+

Just your property name is enough for the first conversation. After agreement, we will need photos and basic property information. You do not need finished copy or technical knowledge.
